PILOT STATIONS: This houseboat has approximately 320 hours of use on all systems and has two pilot stations, one in cabin and the other on the bridge. Full controls and gages are at each station and the lower station has two depth sounders. There is a marine radio and a built-in AM/FM radio at the lower station with speakers on the bow porch, cabin forward, aft stateroom and upper deck.

Included is a 5 disc CD player attached. The engine controls are electric and provide complete independent control of each engine and transmission with safety lockouts. Installed is a Galvanic Isolator and monitor to help protect help protect the hull and underwater metal equipment from stray AC/DC electrical current.

BOW PORCH: Large area with utility box, anchor w/110 ft. anchor chain and rope. This area can be totally enclosed with the included burgundy combination canvas and window if desired. There is also a five blade ceiling fan, dock lights, rope lights and electric outlets for holiday decorations etc. There is a stairway on the starboard side to the large upper deck area.

CABIN: The cabin consists of a kitchen area with plenty of Merillat oak cabinets and storage, a ceramic top full size new Whirlpool range/oven, a compact GE dishwasher, double stainless sink, full size Kenmore refrigerator/freezer and GE Microwave Oven/Hood. couch (bed), Rattan 52" table and chairs, A separate Corian counter-top with a small sink (bar sink) and H&C water and oak cabinets below and above. The kitchen floor is tile. Forward in this area is a lounging place for a couch, table, chairs and there is a ceiling fan. There is also a hatch for access to the storage and utilities below. Moving aft there is a "cloffice", this is a combination closet and small office/ computer area. The closet is built in and offers substantial storage. There is adequate lighting in the space. The area could without much effort be converted back to a small bedroom. Across the passageway is a small utility closet.

BATH (Head): This area is very functional, it includes a large shower w/flex hand shower unit. A medicine cabinet, Corian sink top and under-sink oak cabinet. There is an electric toilet that uses sea water for flushing. Above the toilet is a large storage area and shelves below, there is also a tile floor.

MAIN ST-RM: The stateroom is fairly large and comfortable. There is a large closet and built-in dresser with six good size drawers. To the left of the dresser there is a concealed Kenmore washer dryer combination unit. The bed is a queen size with new mattress that sits on a pedestal with eight storage drawers and a ceiling fan above. There are Corian topped cabinets on either side of the bed each with three drawers. There is also another hatch for access to below.

AFT PORCH: This area has half the Trane Heat Pump and a beautiful spiral staircase to the large upper deck and the bridge pilot station.

There are three separate hatches to the engine room, the center hatch is access to the Westerbeke 115/240V generator/engine and storage area for supplies. The other two hatches are access to each Volvo 305 CI V-8 225 HP engines (and Volvo DUO-PROP outdrive connections) with ample room for inspection and service. There is also plenty of storage area within the engine room, included are the 200 gallon fuel storage tanks for both engines and the generator, and fuel isolation valves.

BILGE AREA: The entire bilge area (below) has a heavy plywood floor and is accessible easily. This vast storage area houses the 20 gallon water heater, 120 gallon potable water tanks, the other half of the Heat Pump heating/cooling system and the 12V high capacity water pump for out at sea potable water supply pressure. There is 120V lighting in the entire bilge area.

UPPER DECK: The upper deck is a large area completely fenced in (rails) there is a forward area (little used) there is the covered pilot area (greatly used). There is the bridge pilot station and burgundy canvas cover over this area with accent rope lights. There is a very large mid-ships to aft area that can be used for almost anything including PWC storage and there is a 1500 lb. hoist (new motor and gear unit) mounted at the rear near the spiral staircase.
